Thanks for visiting our website! My name is Nate Olson and prior to founding Contoured, Inc., I worked as the Chief Operating Officer and Executive Vice President of Stevenson Systems. I was fortunate to assist many of the worlds foremost owners, operators and developers of mixed-use/high rise office buildings. While working with those professionals I started to notice something curious.

Building area calculations has become evermore important. The amount of time buyers have to perform their due diligence on buying multi-million and even billion dollar assets shrank in some cases to 10 days. Buyers are evaluating/assimilating significantly more data and information to make informed decisions about buying.

Additionally, navigating measurement standards across markets has become very sophisticated with the introduction of newer updated standards, modified existing standards and contradictions to how leases actually state how the area of the building or suite is calculated.

Buyers are often concerned about accurate area measurement provided by sellers. After re-measurement many times building square footage increases. Owners are faced with the challenge of communicating to their customers/tenants that their area or square footage has increased.

For office buildings alone we encounter any of the following methods of measurement; BOMA 1996, BOMA 2009, BOMA 2010, BOMA 2017, REBNY, IPMS, AIR, AIA, GSA, GWCAR & many local standards, not to mention many times the standard has been altered or modified from the published version.

I quickly concluded that trust/confidence between buyer and seller, owner and tenant is paramount. Additionally, there had to be a quicker & better way to accurately inspect & verify buildings in order to meet the demands of the shortest contingency periods. No matter the measurement standard the explanation and impact of the area calculations had to be explained in a much simpler and meaningful way. This conclusion easily led me to the following:

The result is absolute certainty that area calculations are accurate and defend-able and that the represented as-built conditions of the building/project are true.
